The Find A Property rental index published in March suggests that the over supply in the rental market is now starting to dry out. Nation wide, instructions for new property To Let rose by a staggering 164% year-on-year to January, leaving the rental market drowning in too much property and tenants literally spolit for choice.

Important Announcement regarding Rental Guarantee Insurance |

We are pleased to announce that Let Insurance Services (LIS), our specialist Landlord & Tenants insurance providers, have relaxed their criteria for rental guarantees. We are now able to offer Rental Gaurantees on all properties, regardless of when the tenancy started. This is great news for landlords as traditionally Rental Gaurantees had not been possible until the start of a new tenancy.
As with any insurance product, certain criteria need to be met, but we are confident that in 95% of tenancies this insurance will be available if clients wish to proceed. The only extra stipulation being placed upon the policies is that the landlord is not able to make a claim, if the reason for the claim arises, within 90 days of the policy being taken out.

With the economic slowdown biting hard we are recommending that all Landlords ask us about rent protection insurance. The current economic downturn is expected to deepen in 2009 which inevitably is going to leave some tenants & landlords in a very difficult position. Rent Protection Insurance covers landlords against non-payment of rent and provides valuable income in the event of tenant default. "Some landlords don't buy it because they think the cost of insurance is not worth paying compared to the risk that they are taking" commented Michael Portman from Let Insurance Services. The truth of the matter is that the insurance could make all the difference if a tenant stops paying and refuses to move-out. According to NLA statistics published last month, some 71 per cent of landlords expect rent arrears among their tenants to increase this year. With possession proceedings taking up to 6 months in some cases, that's an awfully long time to be without any income. The impact of the economic downturn means high numbers of UK employees could be made redundant in 2009 so we would recommend that all of our clients consider insuring their tenancies until the economy turns the corner.

Not bad is the answer.
On the whole, the business grew by around 35% which was matched by the number of visitors to our website that also grew 36.27% year-on-year.
Great news for us is that the pages read by visitors to the website more than tripled meaning that people were spending almost twice as long with us when they visit.

Energy Performance Matters! |

With the launch of EPC's now only weeks away, results of research from the Energy Efficiency Partnership for Homes' Private Rented Sector Group have been released. Conducted by the Oxford Research Agency, the research was carried into into tenants' attitudes towards energy efficiency and any current ways in which they attempt to minimise their energy consumption.
Researchers found that nearly nine out of ten (85%) private tenants are concerned over increases in domestic energy costs, while 42% claim to be very concerned.
Underlining the growing importance of energy efficiency in the tenant's search for a property, the research showed that when it came to choosing a rental property, estimated energy bills were considered a major factor, rated just behind key aspects such as location, rental cost and type of property.
Mark Brown, Director of the Partnership comments on the rising importance of energy efficiency within the private rented sector:
"With the upcoming introduction of mandatory EPCs for all rented properties this October, it was important for us to investigate the current attitudes of private sector tenants in England and Wales. We all know that utility bills are increasing but this research shows the real impact this is now having on this sector, people are actually making decisions based on the need to reduce their outgoings and energy efficiency is clearly a significant factor."
Lettings direct.co.uk will be producing EPC's for all properties marketed from September and we will contact landlords with practical improvement recommendations where neccessary. Whilst the EPC's are already being dismissed by some sections of the press, it stands to reason that once tenants get used to seeing EPC bar charts they will start to be more selective about their next home.
